Commercial work runs on a different clock than a house. What gets missed in a rushed commercial job usually shows up during the certificate of occupancy inspection, not before. A fire rated wall built without the right layers of drywall or the right sealant at penetrations gets flagged and has to be opened back up. A restroom door swing or a hallway width that misses ADA clearance by a couple inches means rework right before an opening date that was already tight.
Ask what fire rating the demising walls need to meet and whether that changed since the last tenant. Ask how the work gets phased if the space next door is occupied, since dust and noise control matter differently in a shared building than in a house.
